What coatings on windows will help:luxury home has has high air conditioning costs and sun bleaches floor?

Living room 4 double rows of windows facing east and two facing north [each has 2 windows one above the other], metal frames,85" high 45" wide; dining room has 4 single window rows facing east. We have very high energy bills because of air conditioning and the sun bleaches the wooden windows. We do not want to replace the windows but we would consider a coating or even motorized storm windows that we could leave down during the day or half=way down.

I would like to purchase a Luxury home in CA.?

Which areas in CA. have Luxury homes that are not in fire area,mudslide areas. I want to purchase and not have to worry about these natural disasters. I really like the great weather there.


I live in Central California...a great area since we really aren't affected by all the things you are asking about...there have been a few Wild-Fires that we have been slightly hit with the smoke making its way toward us...but none of the fires are close enough to cause any "real" damage...we don't get mud-slides since most of our homes are not perched on hills...every now and then we get a Trembler...but so far so good...the last BIG quake we FELT was centered in San Francisco 100 miles away in 1987...so I would say look in Central California.

If you have enough money to even THINK about purchasing a luxury home in CA, talk to a couple high-end realtors and explain what you are looking for.

They don't have a lot of fires/mudslides in Oakland, so you should move there. Definitely Oakland. In all of California, that's the place for you to go.

lol, not worry about natural disasters in CA...um hello!!!!!!!!!!!!! What about the earthquakes there??????!!!!!!!!!!!!!!!!!!!!

Hollywood Hills. No fires no landslides. You'll be fine.

Why would you waste your time here, if you have that kind of money? Just curious!

Why do luxury home makers or the rich build tennis courts into their house plans?

I understand maybe a pro tennis player doing this but is it that much of a coincidence that about a quarter of mansions have a tennis court? Is that prime piece of property really worth wasting over a tennis court? Are they THAT much of a tennis enthusiast that they just HAVE to have a court to play on taking up half of their backyards?


Well if you play tennis and find you like it you always want to play and having the convenience of your own court is nice. Also tennis considered a gentleman's sport. A sport for ladies and gentlemen.... hence rich people and mansions have tennis courts.... since many people believe tennis is a sport of the high class because of it being a gentleman's sport and the Etiquette.

Why 70 years old house in Britain cost the same money as new luxury home in Poland? for example £220.000 ?

Why not to invest in above home in Poland instead of in Britain?

How much does it cost to build a luxury home?

I am willing to pay as much, i was thinking 7500 square foot, 7 bedrooms, library, home theater, fitness room, recreation room, nice kitchen, den, living room, and 5 bathrooms, family room, nice good size kitchen..study room and office, oh yea and of course a pool inside the house!


How could you get that thought, the money, when you talk like you are only 10 years old?

If you are willing to do some of the cosmetics yourself? I'd start at about 4 1/2 Mil. depending on how "picky" you are, you can add another 2-3 onto that.... "Diamond!"

Where can I find luxury home rentals that could accommodate a family reunion of 11 at Walt Disney World Resort?

What is the best way to reach Luxury home sellers? How can I farm a neighborhood?

What should the flayers say?

and What would You want a flyer to say if you were a luxury home seller? I a m a realtor who is trying to break into the luxury home market.


Luxury home buyers are a different breed. I would suggest that you join a brokerage with a reputation for premier properties, then plan to advertise in glossy magazines, like The Robb Report, The Dupont Registry, The Wall Street Journal, and your local glossy magazine ("Naples Ilustrated" or "Sarasota Magazine" come to mind).

Also, do some volunteer time and attend fund raisers for local charities. You'll meet potential customers and give back to your community - a win win.

If you are going to do a flyer, go to a printer or vendor who specializes in this kind of thing and pay for color glossies. You need to look high end if you are going to work in that price range. If you don't have any listings of your own, include pictures of various Country Clubhouses (with their permission), golf courses, local amenities (like a beach or lake), high end restaurants in the neighborhood (with their permission), etc.

Include your own picture, dressed professionally.

Ultimately, the easiest way to get into this market is to meet people in this market - flyers and ads will only do so much. So get out there and volunteer your time, attend fund raisers, meet and greet.

You can farm by getting a farming list, a title company that you have a good relationship with should be able to help. Once you have the farming list, send a flyer. Next month or two, send a post card. Then something different. Sending the same thing over and over will end up in the garbage without even being read. Your goal is name recognition.

How can the families afford their new luxury home on ABC's Extreme Home Makeover?

Since I saw the first episode of Extreme Home Makeover, I have often wondered how a family can afford their new luxury home that is now worth over a Million dollars -- how can they afford the upkeep, utilities and taxes? Does ABC also give the families new six-figure income jobs, as well??


I thought they usually do pay off the mortgage. If so, that is the largest portion of bills so if that is paid off, their total amount of bills goes down significantly even if utilities and taxes go up.

ahh i was wondering the same thing .... they gave the lady a 50,000 dollar check tonight and they usually pay off the mortgage but seriously now utilities are going to be like 5 times what they were before and they could barely afford that. How do they afford it now?

something I have wondered about for years I'm sure that the property adjuster for the communities don't take long to make an inspection also how do they get the permits and building inspections done so quick most times we would have to wait for days to have an inspector come by to OK things?????

Property tax is typically limited on the amount it can increase per year, so they've no need to worry about that increase. The upgrades were paid for by ABC sponsors. If size is increased, electricity/heating oil might be a bit more expensive, but not that much more. Upkeep on new items is not that high in the first few years, so that's not a concern either. Even after several years, the cost in upkeep would not be that much greater than they were already paying on the unremodeled home.

When you don't have a mortgage payment, that opens up a lot more cash for utilities, taxes, and maintenance.

most or all the upgrades and improvements are paid for by the sponsors and labor is generally donated, I have seen episodes where the mortgage was paid for by some group or union.

The family should be able to maintain with the income they had used before. It should be easier with no mortgage.

There was an episode of the show in my hometown.

There were twin girls with cancer and werent able to live at home because of the unclean air. (they lived in a run-down trailer) they were given a new home with air filters, etc. so they could live a close-to-normal life.

If i understood right, they were give something like 10,000 dollars, a new car, all hospital bills paid, free groceries and gas from heb for a year, and some or all of their taxes paid.

the families get tonsssss of benefits.

But they DESERVE it :)

How much to offer for an REO luxury home in Dallas?

We are looking and helping a friend with house-hunting.

We recently came across a house that is listed for $500K. It was originally $560K. The bank owns it. The house needs some work, appliances, etc. How low can you make an offer considering it needs around $50K of work done? Homes in the area have sold for $650-850K range, but the market is soft right now for luxury homes.


You really need to speak with a real estate agent in Dallas who knows the market rather than trying to ask real estate agents across the world. Try asking the question in Travel > United States > Dallas.

If comparable properties have sold over a half million dollars, this house sounds like a good deal. If it needs $50K worth of of work, your friends will be into this place for about $550K, assuming they offer full price.

You MIGHT advise them to start somewhat lower, but it sounds like a decent deal at asking price.

Check all the comparable sales for the last 3 months. Factor in the rehab costs and offer below that. Just because the home is listed at $500K, it still may not be priced right. Typically most banks will look at offers within 10% of their list price. Most may counter your offer, but you can stand pretty firm to your initial offer and it should work out.

I would also consider asking for seller concessions for closing costs and repair/ rehab credit. Many lender owned properties for sale in Arizona are offering concessions and the banks are very receptive to offers asking for seller concessions.

I would ask the realtor representing the bank if they had any offers on the property. See what the bank has rejected and go from there. Find out how long ago the rejected offer(s) were from, maybe the bank will reconsider the rejected amount now, you never know.

If you enter a raffle to win a luxury home, and win, How do you pay the income taxes?

I am thinking about entering a raffle where the prize is a new luxury furnished home that they say is a $5 million prize. I don't even think a could afford a mortgage payment on the financing the income tax.


Sell the house, buy a house worth half the price and pay your taxes.

You pay with cash if you have it. If not you must take a mortgage against the property to pay the tax or obtain financing in some other form.

If you can't afford a mortgage to cover the taxes, you can't afford the property taxes either. Sell the house, pay the taxes, and use the rest for something you can afford.

It depends on the state you are in. You may not have to pay state taxes on it. You WILL have to pay federal taxes on it. You can indeed set up a payment plan through an attorney or CPA.

Sell what you don't want of the furniture immediately, and keep receipts. Show them to the IRS, and report as income only what you receive, regardless of the retail price of the items. If the house is appreciating, you might want to use a section 1031 exchange for a smaller house, and "boot" (boot is cash). Use the cash to pay some or all of your taxes, and get a mortgage that you can afford on the smaller place to pay the rest. When you use a section 1031 exchange, you only pay tax on the appreciated value of the house to the extent of the cash that you get, so presumably some of the appreciation (assuming there is some) will not be taxed in that transaction.

If it's the Better Homes and Garden contest they have every year, they have NEVER had a winner who could afford the taxes. They had to sell the house. However, they still made a hefty profit and were able to buy a smaller house.

Win the home, sell it, and then buy a smaller home and pay off the taxes. Doesn't it count on next year's?

Luxury home buyers are a different breed. I would suggest that you join a brokerage with a reputation for premier properties, then plan to advertise in glossy magazines, like The Robb Report, The Dupont Registry, The Wall Street Journal, and your local glossy magazine ("Naples Ilustrated" or "Sarasota Magazine" come to mind).

Also, do some volunteer time and attend fund raisers for local charities. You'll meet potential customers and give back to your community - a win win.

If you are going to do a flyer, go to a printer or vendor who specializes in this kind of thing and pay for color glossies. You need to look high end if you are going to work in that price range. If you don't have any listings of your own, include pictures of various Country Clubhouses (with their permission), golf courses, local amenities (like a beach or lake), high end restaurants in the neighborhood (with their permission), etc.

Include your own picture, dressed professionally.

Ultimately, the easiest way to get into this market is to meet people in this market - flyers and ads will only do so much. So get out there and volunteer your time, attend fund raisers, meet and greet.

You can farm by getting a farming list, a title company that you have a good relationship with should be able to help. Once you have the farming list, send a flyer. Next month or two, send a post card. Then something different. Sending the same thing over and over will end up in the garbage without even being read. Your goal is name recognition.

I need help with Modern Luxury Home Decor...?

I am trying to redecorate my living room with a modern luxury theme. I will be reupholstering my sofa but I'm not sure if I should use a print or solid. When you see certain prints like flowers, dots, plaids, or stripes do you think old or cheap? What upholstery says 'modern luxury' to you?

You could collect photos and circle elements that seem significant. Designers use swatches, photos, and bits and pieces of wood, shades trims, and even chrome or porecelain, to help, see the room as a whole composition and each piece we chose supports the overrall style we want to create. I wonder if reupholstery is going to get you a modern luxury look? Is your sofa frame modern with the profile and scale of the style you have in mind? Take a digital photo of it in black and white, to see it objectively. Unless its very close to your style, you would be better off buying something affordable to help you create your look, you can decide by trying things out on paper, visit a few large home stores, use their software and create a floorplan and get images of furniture.
